Measurements are NOT EXACT due to the nature of material and flexible measuring tape, so although they an estimate, it may be off by half inch or so, meant use as a REFERENCE, not exact measurements.
No holes/tears that I can find, but doesn't mean didn't miss any, inspected it closely and did not find anything to note. Comes exactly as shown. PLEASE look the pictures over carefully. This item is sold as-is with no guarantee or warranty.
